Corby St., South Bend <br />June 6, 1985 <br />REQUESTED ACTION: The petitioners are requesting a zone change from <br />"B" Residential, "A" Height and Area, to "C" <br />Commercial, "E" Height and Area to allow for the <br />addition of an attached car wash to an existing gas <br />station, and the construction of a parking lot. <br />EXISTING LAND USE: The property is vacant. <br />SURROUNDING LAND USE AND ZONING Located to the north is a parking area for the gas <br />station zoned "C" Commercial, to the east Is a <br />single- family home zoned "B" Residential, to the <br />south across Corby Street are single - family houses <br />zoned "A" Residential, and to the west is the gas <br />station zoned "C" Commercial. <br />ACCESS: Access to the site will be from the existing gas <br />station parking lot, with an exit onto Corby Street. <br />DRAINAGE: Storm water drainage will be handled by drywells. <br />DATA: The total site to be rezoned Is 6,535 square feet. <br />Of that, the buildings will occupy 728 square feet <br />or 11.2% of the site; the parking and drives will <br />occupy 5,807 square feet or 88.8% of the site. <br />SITE PLAN: The site plan is preliminary. <br />AGENCY COMMENTS: The City Engineer made the following comments: <br />"1. City water and sanitary sewer available <br />to site. <br />2. Site drainage must be addressed. Must <br />contain storm water at a rate of 30 <br />gallons /100 sq. ft. of roof and paved <br />areas. <br />3. Parking is sufficient." <br />
