STAFF REPORT <br /> SAM MERCANTINI #933-85 April 3, 1985 <br /> 1117 W. Western Ave. , South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change from <br /> "C" Commercial , "F" Height and Area to "B" <br /> Residential , "F" Height and Area to allow business <br /> uses on the ground floor and residential uses on <br /> the second floor. <br /> EXISTING LAND USE: The property contains a vacant commercial <br /> building. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a single-family home zoned <br /> "B" Residential , to the east is a single-family <br /> home zoned "C" Commercial , to the south across <br /> Western Avenue is a single-family home, a parking <br /> lot, and a beauty salon zoned "C" Commercial , to <br /> the west is the Army-Navy Club zoned "C" <br /> Commercial . <br /> ACCESS: Access to the site is from an alley off of Western <br /> Avenue. <br /> DRAINAGE: The drainage has yet to be addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 8,407 square feet, <br /> of that the buildings will occupy 4,270 square <br /> feet or 50.7% of the site, the parking and drives <br /> will occupy 4,137 square feet or 49.3% of the <br /> site. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer noted that drainage calculations <br /> will have to be provided, and that the parking <br /> area will need to be paved. <br />
