Design Services: AEC-ME will provide engineering services necessary for the scope of work. Design services will include design, documentation, and coordination with the owner. Construction documents will be prepared reflecting the requirements of the project, design calculations and applicable code research. Base Scope of Work: AEC-ME’s scope of work for this project includes the design of mechanical, electrical, plumbing systems, and fire protection associated with the partial renovation of the building. We understand the existing office building is approximately 60,000 SF. The project is renovating the floor plans. Roughly 20,000 SF of the building is being renovated (roughly 70% @ the 1st floor and 30% on the upper 5 floors). We understand the MEP systems are in good condition and do not need replacement. Our scope of work is to rework and supplement the existing systems but not replace the existing mechanical, plumbing, fire protection, or electrical service gear. We understand there are no MEP/FP drawings for the building. Without a basis for systems, this will require us to field survey all equipment, survey above ceilings, etc. We have offered a breakout cost for this exhaustive surveying effort expected. If existing design drawings are found before our surveys, we can potentially reduce or eliminate this additional effort. We understand the construction budget to be approximately $5.0 million. Of the Above Scope, we understand the following is only required for revised Proposal: 1) Complete an MEP/FP Assessment for the building including Equipment Condition table. 2) Complete Schematic Design which would include the Assessment (Item 1 above). 3) Cost to complete Assessment, the Schematic Design, and create Design & Bid Documents for electrical associated with the elevator upgrades.
