STAFF REPORT <br /> RAM0NA DESIGN AND JOHN NATE #962-85 August 8, 1985 <br /> Northeast corner Edison and Ivy Roads <br /> St. Joseph County <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "B" Business in St. Joseph County to "C" <br /> Commercial, "E" Height and Area in the City of <br /> South Bend, for the construction of a "Bed and <br /> Breakfast" style tourist home. <br /> EXISTING LAND USE: The property is vacant. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a single-family home zoned <br /> "R" Residential ; to the east is a single-family <br /> home zoned "A" Residential and a small commercial <br /> building zoned "C-1" Commercial ; to the south <br /> across Edison Road is a tavern and a package <br /> liquor store both zoned "C" Commercial ; to the <br /> west across Ivy Road is a realty office zoned "C" <br /> Commercial and a single-family home zoned "R" <br /> Residential . <br /> ACCESS: Access to the site will be from Ivy Road. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioners. <br /> DATA: The total site to be rezoned is 1 .30 acres. Of <br /> that, the buildings will occupy 14,850 or 26% of <br /> the site; the parking and drives will occupy <br /> 29,008 square feet or 51% of the site; and 12,915 <br /> square feet or 23% of the site would be open <br /> space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer noted that City water and sewer <br /> are available to the site, and that storm water <br /> drainage must be addressed. The City Building <br /> Department noted that screening will be required. <br /> STAFF COMMENTS: The petitioners have petitioned the City of South <br /> Bend for voluntary annexation. <br />
