Holstein Trust to <br /> zone from "A" residential to "B" residential property located at 913 S. Twyckenhame <br /> Drive in the City of South Bend. We make this objection for the following <br /> reasons: <br /> 1. Business property in the neighborhood is already adequate. <br /> Business property for rent is currently available at 1508 Mishawaka Avenue <br /> (less than 1/2 block from the property under discussion) and business <br /> property at 1528 Mishawaka Avenue has changed hands so recently that <br /> the new business has not yet opened its doors to customers. <br /> 2. Parking facilities have already reached their limits. <br /> The 900 block of South Twyckenham already has a parking problem that <br /> is generated primarily from parking for customers and employees of Time <br /> Realty, located at the corner of Twyckenham and Mishawaka (immediately <br /> across the street from the property under discussion) . The parking problem <br /> is particularly acute during the school year, due to parking from those <br /> who work, study, or visit John Adams High School. Parked cars from these <br /> sources (as well as ordinary neighborhood cars) often create problems <br /> during winter storms along the Twyckenham Snow Route. <br /> 3. The neighborhood will unnecessarily be disrupted. <br /> While there are businesses on the corner properties at Mishawaka Avenue <br /> and Twyckenham, there are no such properties on Twyckenham itself. Approval' <br /> of this petition would seem to be a policy decision to begin an expansion <br /> of business properties into a neighborhood. The logical extention of <br /> this practice would lead to businesses in the 900 and 1000 blocks and <br /> infringing on the park and play area along the St. Joseph River. Since <br /> it sets this sort of precedent, the decision is one that has significant <br /> consequences for long-term planning and should be very carefully considered. <br /> Thank you for your consideration. <br /> Sincerely, ( <br /> J kph C.
