Wilber Street, South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change from <br /> "A" Residential , "A" Height and Area to "B" <br /> Residential , "A" Height and Area to allow for a <br /> portion of a former convent to be used for student <br /> housing. <br /> EXISTING LAND USE: The property contains a building formerly used as <br /> a convent. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a school zoned "A" <br /> Residential ; to the east and south is a railroad <br /> right-of-way; and to the west across Wilber Street <br /> are single-family homes zoned "A" Residential . <br /> ACCESS: Access to the site will be from Wilber Street. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 1 .38 acres. Of <br /> that, the building occupies 6,392 square feet or <br /> 10.7% of the site; the parking and drives occupy <br /> 15,969 square feet or 26.7% of the site, and <br /> 37,556 square feet or 62.6% of the site is open <br /> space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer commented that sanitary sewers <br /> are available and that the storm water must be <br /> contained in drywells. The City Building <br /> Department commented that drainage facilities must <br /> be included to collect water runoff. <br /> 1 <br /> e . <br />
