Airport Economic Development Area <br />(1) continued... <br />Upon a motion by Mr. Alford, seconded by Mr. Varner and unanimously carried, the <br />Commission approved the Confidential Settlement Agreement related to environmental <br />claims at the former Studebaker Corporation property. <br />(2) Item withdrawn. <br />(3) Proposal for professional services in the U.S. 31 Industrial Park (Section I Replat) <br />Mr. Relos noted that Danch Hamer & Associates has submitted a proposal to provide <br />subdivision services for Lots 6 & 7 of the US 31 Industrial Park, Section 1. The <br />Redevelopment Commission was the original developer of this industrial park and this <br />action will help to correct an issue with ownership, maintenance and control of the park's <br />three common area retention ponds. <br />The purpose of the Minor Subdivision is to split off from the buildable portion of the lots <br />from the existing retention basin. The proposed Outlot that will contain the retention basin <br />will be owned by the City of South Bend. City ordinances require the Minor Subdivision <br />process for splitting the property. <br />The cost for the preparation of the Minor Subdivision, all required paper work, setting of <br />property corners, attendance at Plat Committee meetings, filling and recording fees would <br />be $6,985. Staff requests approval of the proposal. <br />Upon a motion by Mr. Varner, seconded by Mr. Alford and unanimously carried, the <br />Commission approved the proposal for professional services in the U.S. 31 Industrial Park <br />(Section I Replat). <br />(4) Proposal for professional services in the Oliver Plow Works Industrial Park (Final <br />Subdivision and Survey) <br />Mr. Relos noted Danch, Hamer & Associates has submitted a proposal to provide a Two Lot <br />Major Final Subdivision plat for the back lots west of Rose Brick and south of Underground <br />Pipe & Valve. These two lots received preliminary approval in 2000, when the Major <br />Subdivision work began for the Oliver Plow Works project, but have not gone through the <br />Final Subdivision platting process to make them legal lots of record. The cost to prepare, <br />file, record, and complete the subdivision process is $5,575. <br />Secondly, the other two vacant lots within Olive Plow Works do not have boundary survey <br />drawings.
