• <br /> STAFF REPORT <br /> ESTATE OF ALINE AND IRA SMITH #987-85 November 8, 1985 <br /> 1409 and 1411 Linden Avenue <br /> South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "C" Commercial , "A" Height and Area to "B" <br /> Residential , "A" Height and Area to permit the use <br /> of the properties for residential purposes. <br /> EXISTING LAND USE: There is a residential structure on each of the <br /> two properties. <br /> SURROUNDING LAND USE AND ZONING: Located to the north across the alley are single- <br /> family homes zoned "B" Residential; to the east is <br /> a single-family home zoned "C" Commercial; to the <br /> south across Linden Avenue is a single-family home <br /> and a church zoned "A" Residential; and to the <br /> west is a single-family home zoned "C" Commercial . <br /> ACCESS: Access to the site for parking purposes will be <br /> from the alley in the back of the structures. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 10,270 square <br /> feet. Of that, the buildings will occupy 4,240 <br /> square feet, or 41.22% of the site; the parking and <br /> drives will occupy 800 square feet, or 7.87, of the <br /> site, and 5,230 square feet or 51% of the site <br /> will remain as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "1. Sanitary and water is available to the <br /> site. <br /> 2. Paved and roof areas storm water, must <br /> be addressed with drywells at a rate of <br /> 30 gal /100 sq. ft. <br /> 3. If alley is used as ingress/egress, then <br /> it must be paved to City standards. <br /> Also, they can not use alley to back <br /> out of from the parking area. All <br /> maneuvering must be done in the parking <br /> area. " <br /> The City Building Department recommends <br /> approval. <br />
