STAFF REPORT <br /> S T ANA REALTY COMPANY #995-85 December 2, 1955 <br /> Corner Progress Drive and Knoblock Street <br /> South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential , "A" Height and Area to "D" Light <br /> Industrial , "F" Height and Area to allow for the <br /> construction of an addition to the Stanz Cheese <br /> Company. <br /> EXISTING LAND USE: The property is vacant. <br /> SURROUNDING LAND USE AND ZONING: Located to the north across Progress Drive is the <br /> Michiana Regional Airport zoned "D" Light <br /> Industrial; to the east across Knoblock Street are <br /> single-family homes zoned "A" Residential ; to the <br /> south is vacant property zoned "A" Residential ; to <br /> the west is the existing Stanz Cheese Company <br /> facility zoned "D" Light Industrial . <br /> ACCESS: Access to the site will be from the existing <br /> entrance on Commerce Drive and a new entrance on <br /> Progress Drive. <br /> DRAINAGE: The drainage will be accommodated by drywells. <br /> DATA: The total site to be rezoned is 93,416 square <br /> feet. Of that, the buildings will occupy 40,000 <br /> square feet, or 42.8% of the site; the parking and <br /> drives will occupy 14,305 square feet, or 15.3% of <br /> the site, and 39, 111 square feet or 41 .97. of the <br /> site will remain as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "1 . City sanitary sewer and water is <br /> available to the site. <br /> 2. Storm water drainage must be addressed <br /> for all roof and paved areas at a rate <br /> of 30 gallons/'100 square feet. " <br /> The St. Joseph County Airport Authority has <br /> advised the Area Plan Commission that the <br /> addition will have no impact on the <br /> operations of the airport , so long as the <br /> height is no higher than the existing <br /> building. <br />
