TALBOT #994-85 December 2, 1985 <br /> 914 South Ironwood Dr. <br /> South Bend <br /> REQUESTED ACTION: The petitioner is requesting a zone change from <br /> "A" Residential , "A" Height and Area to <br /> Commercial , "A" Height and Area. "C" <br /> EXISTING LAND USE: The property contains a converted single-family <br /> home formerly used as a medical office. <br /> SURROUNDING LAND USE AND ZONING: Located to the north are commercial buildings <br /> fronting on Mishawaka Avenue zoned "C" Commercial ; <br /> to the east is a single-family home zoned "A" <br /> Residential ; to the south is a single-family home <br /> zoned "A" Residential ; and to the west across <br /> ironwood, is a gas station zoned "C" Commercial <br /> and a dental office zoned "A" Residential. <br /> ACCESS: Access to the site for parking purposes will be <br /> from the alley on the east side of the property. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 5,445 square feet. <br /> Of that, the building will occupy 1 , 160 square <br /> feet, or 21.4% of the site, the parking and drives <br /> will occupy 544 square feet, or 9.97. of the site, <br /> and 3,741 square feet or 68.7% of the site will <br /> remain as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "1. City sanitary sewer and water is <br /> available to 1/2 lot. <br /> 2. Lot is not wide enough for parking <br /> layout as proposed. Must consider a <br /> different layout. <br /> 3. If they plan on using the alley as <br /> ingress/egress, then the alley must be <br /> paved per City standards. <br /> 4. Storm water drainage must be addressed <br /> for roof and paved areas at a rate of 30 <br /> gallons/100 square feet. <br />
