STAFF REPORT <br /> COUNCIL INITIATED (BECK) 11002-86 February 5, 1986 <br /> 1735 E. Calvert, South Bend <br /> REQUESTED ACTION: A zoning change is being requested from "A" <br /> Residential , "A" Height and Area to "C" <br /> Commercial , "A" Height and Area, to allow the <br /> establishment of a pizza restaurant with carry <br /> out. <br /> EXISTING LAND USE: The property contains a non-conforming commercial <br /> structure. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is vacant property zoned "A" <br /> Residential ; across Sampson Street to the east and <br /> Calvert Street to the south are single-family <br /> homes zoned "A" Residential ; and to the west is a <br /> single-family home zoned "A" Residential . <br /> ACCESS: Access to the site will be from both Sampson and <br /> Calvert Streets. <br /> SITE PLAN: Site plans are not required for zoning petitions <br /> initiated by the Common Council . <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "1. City water and sanitary (sewer) are <br /> available to the site. <br /> 2. Must meet off-street parking <br /> requirements as defined by Ordinance <br /> Section 21-89, and off-street loading <br /> requirements of section 21-90. <br /> 3. Must meet storm water drainage <br /> requirements of handling 30 gal ./100 sq. <br /> ft. of roof and paved area. <br /> 4. Without a site plan, we cannot make any <br /> recommendations. <br /> The Building Commissioner made the following <br /> comments: <br /> "1 . 1735 E. Calvert is currently zoned "A" <br /> Residential District. <br />
