• <br /> STAFF REPORT <br /> COLE ASSOCIATES INC. #1011-86 March 7, 1986 <br /> 2211 Jefferson Boulevard <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential , "A" Height and Area and "B" <br /> Residential , "A" Height and Area to "B" <br /> Residential , "A" Height and Area to expand their <br /> offices. <br /> EXISTING LAND USE: The property contains the Cole Associates office <br /> building. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is vacant property zoned "A" <br /> Residential; to the east are single-family homes <br /> zoned "A" Residential; to the south across - <br /> Jefferson Boulevard is a church zoned "A" <br /> Residential; and to the west are single-family <br /> homes zoned "A" Residential. <br /> ACCESS: Access to the site will be from Jefferson <br /> Boulevard. <br /> DRAINAGE: The drainage is being accommodated via drywells <br /> with additional drywells proposed. <br /> DATA: The total site to be rezoned is 4.86 acres. Of <br /> that, the building will occupy 20,591 square feet, <br /> or 9.7X of the site; the parking and drives will <br /> occupy 73,768 square feet, or 34.8X of the site, <br /> and 2.7 acres or 55.5X of the site will remain as <br /> open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Building Department made the following <br /> comments: <br /> "1. Rezoning to "B" Residential for this <br /> office addition is an allowable use in a <br /> "B" District. <br /> • <br /> 2. The drawing of the proposed addition <br /> meets all Height and Area requirements. " <br /> The City Engineer made the following <br /> comments: <br /> "1. City water and sanitary (sewer) are <br /> available to the site. <br /> 2. Storm water must be addressed at .a rate <br /> of 30 gal. /100 sq. ft. of roof and paved <br /> area. " <br />
