Airport-Moss Annexation Area 10 <br /> SECTION IV. LAND USE ANALYSIS & DEVELOPMENT CRITERIA <br /> This proposed annexation will add one vacant property to the City of South Bend. The <br /> petitioner proposes to use the Annexation Area for a car wash and detailing facility for car <br /> rental businesses at the airport. The Annexation Area is presently zoned C Commercial <br /> District in unincorporated St. Joseph County. The South Bend International Airport, zoned I <br /> Industrial District in the City, is located to the north. To the east is a hotel zoned C <br /> Commercial District in the County. To the south is vacant land zoned C Commercial District in <br /> the County. To the west is a car rental facility zoned C Commercial District in the County. <br /> According to a preliminary site plan, the petitioner proposes an 8,800-square foot building <br /> with 20 parking spaces. <br /> Any improvements or future changes must meet the City's applicable building, zoning, and <br /> subdivision ordinances. <br />
