• - <br /> • ' ' ^ ' <br /> STAFF REPORT <br /> JOHN CARROLL CLUB #1001-86 February 5, 1986 <br /> Linden Avenue and Summit Drive (extended) <br /> South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential ` "A" Height and Area to "C" <br /> Commercial , "A" Height and Area to allow for the <br /> construction of a Knights of Columbus hall . <br /> EXISTING LAND USE: The property is vacant. <br /> SURROUNDING LAND USE AND ZONING: Located to the north across Linden Avenue is a <br /> single-family home zoned "A" Residential ; to the <br /> east across the proposed Summit Drive extension is <br /> vacant property zoned "A" Residential ; to the <br /> south is vacant property zoned "A" Residential ; <br /> and to the west is vacant land zoned "C" <br /> Commercial . <br /> ACCESS:• Access to the site will be from Linden Avenue. <br /> • DRAINAGE; The drainage will be accommodated via drywells. <br /> DATA: The total site to be rezoned is 2. 16 acres. Of <br /> that, the building will occupy 3`200 square feet , <br /> or 3. 4% of the site; the parking and drives will <br /> occupy 11 `675 square feet, or 12. 4% of the site, <br /> and 1 . 82 acres or 84.2% of the site will remain as <br /> open space. <br /> SITE PLAN; The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "1 . City sanitary sewer and water are <br /> available to the site. <br /> 2. The drywpIls as shown are adequate. <br /> � . <br /> 3. The off street parking as shown, one per <br /> -. <br /> • one hundred square feet exceeds the <br /> • requirements for social/private clubs. <br /> STAFF COMMENTS: A previous petition to rezone this site was filed <br /> in 1983 and approved by the Common Council on <br /> November 14, 1983, subject to a final site p\an. <br /> That zoning was also for a Knights of Columbus <br /> hall . A final site plan was never turned in and <br /> the zoning approval expired on November 14' 1984. <br />
