19 concerned without the Landlord's fault. . 21.DEFAULT BY LANDLORD. If the Premises, or any part thereof, are at any time subject to a mortgage, a deed of trust, or a similar lien instrument, and this Lease or the rentals are assigned to such mortgagee, trustee, or beneficiary, and the Tenant is given written notice thereof, including the post office address of such assignee, then the Tenant may not terminate this Lease for any default on the part of the Landlord without first giving written notice by certified or registered mail, return receipt requested, to such assignee, to the attention of the mortgage loan department, specifying the default in reasonable detail, and affording such assignee a reasonable opportunity to make performance at its election for and on behalf of the Landlord. In the event of a default by the Landlord under this Lease, the Tenant shall promptly provide Landlord with Notice of Default identifying with reasonable specificity the term or condition of the lease, or other reason for default permitted by law. Landlord shall have a reasonable time in which to cure the default.
