4.7.1 Corporate Office. Lots designated "Corporate Office" are permitted to have only <br />Buildings in which office space totals at least seventy-five. percent (75%) of the <br />total gross fbor area of the Building. Retail use as part of a permitted Budding is <br />permitted so bng as the total floor area ded'~cated to retail -use ~s less than ten <br />percent (10%). <br />4.7.2 _ _Suppa-t Office/Research. Lots. designated "Support OfficeLResearch".are <br />permuted to have any use permitted on a Corporate Office Lot. At least thirty- <br />three percent (33%) of the fbor area of any Support Office/Research Building <br />must be dedicated to office space. Other permuted uses on Support <br />Office/Research designated Lots include: <br />a. Free standing health, recreational and athletic clubs and facilities. <br />b. Free standing day care facilities. <br />4.7.3 General8usiness. Lots designated "General Business" are permitted to have <br />any use permitted on Corporate Office or Support Office/Research designated <br />Lots. Warehouse, distribution and/or assembly type Buildings in which at least <br />twenty-five percent (25%) of the total gross fbor area of the Building is <br />designated for office use, may be perrn~tted: provided, however, that any such <br />use must be spec'rfically approved by the Commission. All General Business <br />permitted uses, including warehouse, distribution and/or assembly, must meet all <br />of the provisions of this Declaration without exception, including without limitation, <br />those prohibited uses as listed in Section 4.1 and limitations as described in <br />Section 4.3 herein. <br />• 4.8 Lot Size.. No Blackthorn Lot shall be smaller than two (2) acres in size, except where <br />designated on Exhibit "C" where no Lot will be smaller than one (1) acre in size. <br />ARTICLE V <br />ARCHITECTURAL AND SITE PLAN REVIEW COMMITTEE <br />5.1 Establishment of Committee. There is hereby established and created the Architectural <br />and Site Plan Review Committee (the "Comm tee") for Blackthorn. The Committee shall <br />be a standing Committee of the Association. The Committee shall consist. of three (3) <br />members, all of whom shall be appointed by the Commission so bng as the Declarant <br />owns at least_five percent (5%) of Blackthorn. Thereafter, the Board shall appoint from <br />time to time, but at least once every three (3) years, two (2) individuals representatives of <br />the Association to serve on the Committee. The Commission shall reserve the right to <br />appoint one (1) individual representative of the Commission to serve on the Committee <br />until such time the Commission relinquishes such rights in writing: The individual <br />Committee members do not have to be members of the Association. <br />5.2 Necessity of Architectural and Site Plan Reviewand Approvals. No Improvements, of <br />.any kind, shall be commenced, constructed, erected, placed, altered, maintained, or <br />suffered upon on any Blackthorn Lot, nor shall any add~tbn, change, or atteratbn thereon <br />or thereof be made without the prior approval of the Committee.
