Proposal for Construction Manager as Constructor Services <br />Four Winds Renovation and Expansion ― South Bend, Indiana <br />PROJECT TEAM <br />Larson-Danielson will provide the City of South Bend with a <br />full project staff of experienced professionals who possess <br />the skills and expertise necessary to manage and deliver <br />complex municipal projects. Our project team will be united <br />and collaborative from the beginning of the project to the <br />end. While each person will have specific responsibilities, <br />each of the members of the team will remain involved <br />throughout the project. This gives our project team a <br />cohesiveness that ultimately will provide the City of South <br />Bend with a dedicated team of professionals committed to a <br />safe, smooth, and efficient project. <br />One of the greatest advantages to Owners using the Public <br />CMc delivery model is the ability to engage with the CMc <br />prior to the completion of design. This initial phase of the <br />project is commonly referred to as pre-construction services, <br />and we believe our team brings a superior understanding of <br />the pre-construction processes used during this critical time. <br />During pre-construction, our staff would include our entire <br />project team, including our project director, project <br />manager, pre-construction services director, estimating team <br />and superintendents. This team would work together to <br />review the construction documents, compile project budgets <br />and schedules, and work with the design team and the City <br />of South Bend team through the critical decision-making <br />processes that occur during the pre-construction phase. We <br />feel that during this stage of the project, our team can help <br />our clients capture tremendous value by providing insight <br />and asking questions from the perspective of a builder. We <br />work hard to build relationships with the entire project team <br />during this phase to create a truly collaborative environment. <br />During construction, our in-office operations will be led by <br />our Senior Project Manager and supported by the Project <br />Manager as well as our team of office support staff, including <br />project assistants, accounting, and information technology <br />staff. The Senior Project Manager will function as the “point <br />person” for our team and will be the primary point of contact <br />for communications with our management team. On-site, our <br />team will be led by our Project Superintendents, who will be <br />assigned to the project full-time during construction <br />operations. They will be supported by a project engineer for <br />this project.
