This section is entitled <br /> Zoning and concerns off-street parking requirements for certain <br /> uses located within the South Bend Central Business District <br /> and fringe. <br /> The ordinance updates the number of parking spaces <br /> required for uses such as theaters , auditoriums , gymnasiums , <br /> stadiums , arenas , convention halls and places of assembly in <br /> the downtown area. <br /> To enhance development downtown, steps were taken over the <br /> past several years to provide adequate parking for anticipated <br /> growth. This has occurred through the construction of several <br /> public and private parking structures located in the downtown <br /> area. The multi-leveled structures allow more space to be made <br /> available for development . Century Center with its theaters <br /> and convention facilities and the modernized Morris Civic <br /> Auditorium have been able to take advantage of the abundance of <br /> parking. To continue to grow and yet not require duplication <br /> of already existing parking spaces we are in an envious <br /> position of being able to update current standards . <br /> The ordinance as proposed would set a standard of one ( 1) <br /> off-street parking space per fifteen ( 15) seats , thus allowing <br /> the dense development needed in the downtown and its fringe <br /> areas . <br /> If you have any questions please contact me at your <br /> convenience . <br /> Sincerely, <br /> John E.
