• <br /> STAFF REPORT <br /> HOLY CROSS HEALTH SYSTEM CORPORATION #1024-86 May 8, 1986 <br /> 3606 East Jefferson Boulevard <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "C-1" Commercial and "A" Residential, "A" Height <br /> and Area, to "C-1" Commercial , "A" Height and Area <br /> to permit the expansion of their building. <br /> EXISTING LAND USE: The property contains the Holy Cross Health System <br /> Corporation offices. <br /> SURROUNDING LAND USE AND ZONING: Located to the north across Jefferson Boulevard is <br /> an office building zoned "C Commercial; to the <br /> east is an abandoned gas station zoned "C" <br /> Commercial and a number of single-family homes <br /> zoned "A" Residential; to the south are the Grand <br /> Trunk railroad tracks, and to the west are three <br /> single-family homes zoned "A" Residential . <br /> ACCESS: Access to the site will continue to be from <br /> Jefferson Boulevard. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioners. <br /> DATA: The total site to be rezoned is 3.35 acres. Of <br /> that, the building will occupy 27,682 square feet, <br /> or 197. of the site; the parking and drives will <br /> occupy 68,286 square feet, or 47% of the site, and <br /> 50,151 square feet or 34% of the site will remain <br /> as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer noted that sanitary and storm <br /> sewers are available to the site. The City <br /> Building Commissioner noted that the parking area <br /> will require the proper screening as defined by <br /> the zoning ordinance, and that the vacated rights- <br /> of-way must be approved prior to any work on the <br /> site. <br />
