• <br /> STAFF REPORT <br /> TIBOR AND MARGARETH FOLDING #1022-86 May 8, 1986 <br /> 2408 Prairie Avenue <br /> City of South Bend <br /> REQUESTED ACTION; The petitioners are requesting a zone change from <br /> "A" Residential , "A" Height and Area to "C" <br /> Commercial , "A"Height and Area to allow for a <br /> commercial office with storage. <br /> EXISTING LAND USE: The property contains a converted gas station, <br /> being used as an office. <br /> SURROUNDING LAND USE AND ZONING: Located to the north across Prairie Avenue is the <br /> Homeland Trailer Park and the former Stone Center <br /> business zoned "A" Residential; to the east across <br /> Locust Road is the site of a proposed convenience <br /> store zoned "C" Commercial ; to the south is vacant <br /> land zoned "A" Residential and to the west is a <br /> mini-mart zoned "A" Residential . <br /> ACCESS; Access to the site will be from both Prairie <br /> Avenue and Locust Road. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioners. <br /> DATA; The total site to be rezoned is 1.25 acres. Of <br /> that, the building will occupy 1,680 square feet, <br /> or 37. of the site; the parking and drives will <br /> occupy 13,695 square feet, or 25% of the site, and <br /> 39,075 square feet or 71.8% of the site will <br /> remain as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "1. Sanitary water is available to site. <br /> 2. Storm water must be retained on site at <br /> a rate of 30 gal/100 sq. ft. of roof and <br /> paved area. <br /> 3. Need 10' additional Right-Of-Way on <br /> Prairie and on Locust, along with a <br /> triangular portion at the intersection <br /> (N/E corner of lot) . " <br />
