STAFF REPORT <br /> YOUR WORSHIP HOUR, INC. #1066-87 February 6, 1987 <br /> 3501 East Jefferson Boulevard <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential, "A" Height and Area to "C-1" <br /> Commercial, "A" Height and Area to allow the <br /> continued use of a former single-family home for <br /> an office. <br /> EXISTING LAND USE: The property contains the administrative office of <br /> Your Worship Hour, Inc. <br /> SURROUNDING LAND USE AND ZONING: Located to the north and east are single-family <br /> homes zoned "A" Residential; to the south across <br /> Jefferson Boulevard is a doctor's office zoned "B" <br /> Residential; and to the west across 35th Street is <br /> a single-family home zoned "A" Residential. <br /> ACCESS: Access to the site will be from 35th Street. <br /> DRAINAGE: The drainage will be accommodated by a drywell. <br /> DATA: The total site to be rezoned is 6,072 square feet. <br /> Of that, the building will occupy 2,098 square <br /> feet, or 34.5% of the site; the parking and drives <br /> will occupy 860 square feet, or 14.2% of the site, <br /> and 3,114 square feet or 51.3% of the site will <br /> remain as open space. <br /> SITE PLAN: The site plan is preliminary, but meets the <br /> requirements of a final site plan. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "1. City water and sanitary sewer is <br /> available to the site. <br /> 2. Site Drainage on site has been designed <br /> to City requirements. <br /> 3. Curb cut must be per City standards." <br /> STAFF COMMENTS: The petitioners filed a variance before the Board <br /> of Zoning Appeals for non-contiguous parking. The <br /> variance was granted on January 22, 1987, <br /> permitting the petitioners to locate four of the <br /> required six spaces within 500 feet of the main <br /> entrance to the office. <br />
