City of South Bend and St. Joseph County Historic Preservation Guidelines 35 <br />Residential Standards: New Construction <br />• Use materials that match the historic building in look and detailing . <br />• Metal or vinyl siding may be used when it is the only feasible alternative . This siding should be compatible with the original size and style <br />and with the materials of other buildings in the district . <br />The following is not recommended and generally not approved by the Commission: <br />Setbacks And Site Parameters <br />• Demolishing contributing structures in a historic District to make way for new or large-scale construction. <br />• Locating entire building fronts behind the established set-back line. <br />Massing And Scale <br />• Exotic roof forms, such as A-frames and steep shed roofs. <br />Architectural Character <br />• Odd window shapes such as octagons, triangles, and diamonds . <br />• Undersized trim around windows and doors, corners and eaves . <br />Materials <br />• Vinyl and synthetic materials . <br />• Glass blocks should not be used . Concrete block should not be used for anything other than foundations . <br />• Inappropriate materials such as asbestos, asphalt, molded or artificial stone, or artificial brick shall not be used. <br /> Return to the Table of Contents
