2 <br />1.The brief description hits on the major changes. I stress again – more information is <br />good. Adam, you might add a bit more narrative about your project and why you are doing <br />it. Examples: <br />1.This is a substantial alteration and addition to the existing house. Discuss how the new <br />addition is creating additional functional space. The argument for usability can be <br />important. <br />2.Talk about why the windows are being resized. The fact that the overwhelming majority <br />of windows have been replaced works in your favor, but the Commission will ask why <br />size and configuration (predominantly ‘one‐over‐one’) is being changed (to a large <br />format two‐over‐two double hung window, or… two double‐hung windows side‐by‐ <br />side?). <br />3.The Commission will ask about the make and model of the proposed replacement/new <br />windows/doors. Specify the product. <br />4.The Commission will ask about the installation of vinyl siding on the house in lieu of <br />some other material (wood, cement board, etc). <br />5.The loss / removal of the decorative spindle work under eave is going to be tough to <br />discuss. The Commission will ask about that. Removing it will be seen by them as a <br />major ‘loss’ for the historical ‘character‐defining features’ of your home. <br />6.I mentioned to Joas on the phone that the rendering shows the new roof addition <br />terminating before connecting with the existing roof line. I know this is an error on the <br />part of the renderer/architect, but it would be helpful to call that out in your narrative <br />description. The Commissioners are eagle‐eyed, they will notice things like this and that <br />leads to more questions. You want to minimize those kinds of issues/questions as much <br />as possible. If possible, updating the rendering to reflect that would be advantageous. <br />2.When we talked on Monday, there was discussion about a second‐story addition above the <br />garage. Has that been definitively ruled‐out? If so, that’s fine – I’m just checking to make sure. <br />In short, I’m afraid that the Commission is not going to favorably review the project as presented, <br />because there’s a lot of questions. The proposal is for considerable change in the massing and <br />composition of the main house and removes some of the character defining features of the house. I will <br />begin preparing the staff report – but would strongly recommend that you would consider compiling <br />more information than what has been submitted and delay until the April meeting. Your chance of <br />success will increase with more concrete info. Prospect for denial is high as it currently presented. <br />I will be out of the office tomorrow (Friday March 9).
