I.GENERAL: This study entails the development of the schematic design for a new clubhouse for the Elbel Golf Course Clubhouse located at 26595 Auten Road, South Bend, IN 46628. II.SCOPE OF CONSULTATION SERVICES: A.Program: Base Scope 1.Owner would like to replace the existing 1960’s clubhouse with a new Clubhouse facility at the same location of the existing clubhouse. The clubhouse location has great views to the north, NE sunrise and NW sunset. 2.Existing clubhouse does not have a sense of arrival for patrons and first-time visitors, so this is an important design feature to consider. The design should have a clear entrance, welcome feeling and a convenient bag-drop for golfers. 3.Consider a covered drive and portico for guest drop-off for events. 4.The existing clubhouse does not have adequate space for gatherings and events, however, unlike Erskine, the course lends itself to hosting events (ample parking, space to set up outdoor tents, wonderful natural environment, etc). 5.Ideally the new clubhouse would have 3 levels: a.Basement level would have Golf Cart Storage, charging and maintenance, along with mechanical/utility rooms. b. Main level for check-in desk (pay green fees) Golf Pro Shop, Food, Drinks, Dining Room and outdoor terrace for patrons. Consider a possible partnership with a restaurateur to manage and run a full-service restaurant since this part of the county food options are limited. c.Upper Level: This level would house the Event Space. Include a possible Outdoor patio. d.The new facility would be multi-season as it could host events through-out the year. 6.Consider live music on main level terrace or upper-level deck. 7.Elbel hosts 20 outings per year. This can be increased to increase possible cash flow. 8. Aesthetic would be Rustic/Natural. 9.Club house to be multi-Purpose. 10.Precedent example, Tony Stearns mentioned would be Arcadia Bluffs. 11.Consider providing a modest Changing Room that could include men’s facilities (showers/lockers/etc.) & women’s facilities (showers/lockers/etc.). 12.Event Space could be sized to hold Wedding events up to 150-200 patrons. 13.The present Golf hosted events are sized around 70-100, but ideally could accommodate up to 150 with guests.
