Walls are 2/3 ‘formstone’ and 1/3 vertical <br />wood siding. Low pitched hipped roof with overhanging eaves, asphalt shingles, with an interior concrete <br />chimney. Single pane band of windows at “clerestory” height in wood sided area of wall, single side entry <br />door on west side. Concrete block retaining wall, access along west side to entry. Paved parking area in rear. <br /> <br />ALTERATIONS: COA 1998-1203 called for the construction of a fence at the side of the property. COA 1999- <br />0702 allowed for the replacement of the asphalt shingle roof and the installation of gutters and downspouts. <br /> <br />APPLICATION ITEMS: “Install new vinyl sliding windows, layover roof w/ new architectural asphalt shingles. <br />Replace 9 windows total, trim out all windows w/ vinyl wood grain 1x4 trim.” <br /> <br />DESCRIPTION OF PROPOSED PROJECT: The applicant has requested approval to: <br /> <br />1. Replacement of selected mid-century fix-in-place windows with JELD-WEN slider units. The <br />proposed replacement windows will combine two of the previous fixed units into large slider <br />units. <br /> <br />The existing windows are a mix of ‘original’ fixed-in-place units and some later replacements (also fixed-in-place). <br />Some have an added filament for what is believed to be a security system. This structure was originally constructed <br />as a medical office. The proposed new use (not governed by HPC) will be residential. The existing windows are <br />inoperable and are therefore not egress windows. <br /> <br />The applicant proposes to replace windows on the north, west, and east sides. Some ‘original’ windows (specific <br />units on the West and South Sides) will remain. The proposed new windows will be white vinyl and will be <br />trimmed out with 1” x 4” vinyl trim with simulated wood grain. <br /> <br />The remaining ‘original’ windows will be painted white for visual continuity. <br /> <br />STANDARDS AND GUIDELINES: RIVER BEND <br />[…] <br />II. In some cases where synthetic siding <br />has been applied, window trim has been covered. Many structures in district have aluminum storm windows. Some houses retain wood <br />framed storm windows. <br />Required <br />Original windows and doors including sash, lintels, sills, shutters, decorative glass, pediments, hoods and hardware shall be retained or when <br />deteriorated beyond repair, replaced with unites and trim replacing the original. <br />Recommended
