<br />SUPPLEMENTARY AMENDMENT #1 TO THE AGREEMENT BETWEEN THE CITY OF <br />SOUTH BEND AND GREGORY A. KIL & ASSOCIATES, INC. FOR ARCHITECTURAL <br />SERVICES <br /> <br />CITY OF SOUTH BEND <br />AND <br />GREGORY A. KIL & ASSOCIATES, INC. (d/b/a Kil Architecture/Planning) <br /> <br />Architectural and Engineering Consultation for The Nexus Center TIF Funded Work <br /> <br />Original Agreement Dated February 4, 2022 <br />ADD THE FOLLOWING AFTER SECTION V.: <br />VII. NEW ROOF SYSTEM: <br />A. PROGRAM AND GOALS FOR NEW ROOF AND ASSOCIATED WORK: <br />1. Provide new roof system with construction as follow: <br />a. Base Scope: Provide new roof and insulation over primary finished conditioned <br />space (with active leaks). The area of new roof is defined as follows: Low slope <br />membrane roof (EPDM) over finished and conditioned space. <br />b. Alternate Scope 1: Provide new metal roof over the finished conditioned space <br />above proposed multi-purpose room. This space is a pre-engineered metal <br />building with metal roof, presently without leaks. <br />c. Alternate Scope 2: Provide new roof coating over existing metal roof over <br />unconditioned outdoor space. <br />2. New roof to be a 20-year warranted system (white TPO or similar) <br />3. Base Scope Roofing: remove existing membrane roof and damaged insulation to <br />deck to inspect. Repair decking as required. Add additional insulation to meet R- <br />24 minimum recommended. <br />4. Provide drawings of the existing building and proposed new roof with details and <br />specifications for bidding with bids opened at a public board meeting. <br />5. Assist in review of bids and recommend to award to most responsive bidder <br />(roofing contractor), per City Board of Public Works protocol. <br />6. Review that construction work is completed consistent with construction <br />documents and specs and review payment applications. <br />7. Provide a final punch-list inspection and review final warranty and close out <br />documents before final payment is make to the contractor. <br /> <br />B. DOCUMENT EXISTING CONDITIONS: <br />The Owner has limited architectural plan documentation for the existing building roof <br />plan and no details. The Architect will visit the project site and use provided <br />information along with field measurements to develop AutoCAD plan drawings of the <br />roof plan for the building to reflect “as-built” conditions for use in the proposed <br />consultation. Where applicable, the Owner shall provide a site survey for use by the <br />Architect showing property lines, building location and site utilities (topo- <br />grades/gas/water/sanitary/electric/gas/data, etc.). <br /> <br />C. DETAILED BIDDING, PERMIT AND CONSTRUCTION DOCUMENTS: <br />Architect will prepare detailed bidding, permit and construction documents for permit <br />submittal to South Bend Building Dept and Planning for local review and approval. <br />Specifications (notes on drawings or booklet form) shall be provided. <br /> <br /> Deliverable for Phase II Detailed Bidding, Permit and Construction Documents will <br />include:
