1 2023.00343 <br />PROPERTY CONDITION ASSESSMENT ALONG W/DESIGN SCOPE OF PROFESSIONAL SERVICES <br />GENERAL <br />We will provide the professional architectural and engineering services as listed below for the project. <br />Property Condition Assessment (PCA) and Evaluations: <br />This assessment will be prepared in accordance with the ASTM E2018 “Standard Guide for <br />Property Condition Assessments: Baseline Property Condition Assessment Process” and is <br />subject to the limitations and scope considerations contained within this standard. <br />The scope of this assessment will be to develop a general property condition and identify major <br />existing components. This is conducted through a review of obtained property documents and <br />records, interviews of key personnel, and a single site visit consisting of a walk-through survey. <br />The walk-through survey is a visual assessment to determine the existing condition of the <br />following components: <br />•Site Components <br />•Architectural Components <br />•Structural Systems <br />•Roofing Systems <br />•Limited Mechanical Systems (HVAC systems to be covered by R&B) <br />•Electrical Systems <br />•Plumbing Systems <br />•Life Safety & Fire Protection Systems. <br />An Opinion of Probable Costs will be provided for major repairs or replacements expected to <br />exceed $1,000. These costs are intended to provide an order of magnitude only, and do not <br />include any design or construction management fees, contingencies, or permit fees. <br />This assessment will provide a review of regulatory compliance that consists of inquiries made <br />to the local municipal building department and fire department in an effort to determine if there <br />are any material code violations on file. An ADA Accessibility Screening, based on the 2010 <br />Standards for Accessible Design, will also be performed as part of this assessment. At the <br />conclusion of the project, a written report will be provided. <br />This report will include comprehensive detailed descriptions and conditions of the property and <br />the major components and systems along with deficiencies identified. The report will include <br />general photographs of the property and photographs of all identified deficiencies. This report <br />includes a list of our findings along with a 5-year opinion of probable cost schedule and a list of <br />the anticipated remaining useful life for all major systems and components on the property. The <br />report will also review of regulatory compliance that consists of inquiries in an effort to <br />determine if there are any outstanding code violations on file. An ADA Accessibility Screening, <br />based on the 2010 Standards for Accessible Design, will also be performed as part of this <br />assessment with a summary of results included. <br />Ross & Baruzzini will perform a site visit to walk through and assess existing HVAC systems <br />throughout the building and prepare a report of their findings with any recommendations. <br />DocuSign Envelope ID: AD573822-6EB6-43FA-9F1F-743C8A6D3FB4
