COMMUNITY CENTER_PHASE 2 Services MDA PROPOSAL <br />SCHEDULE B: <br />ADDITIONAL EXPENSES AND SERVICES <br /> <br />M22-0160 – Detailed Design Services for MLK, Jr. Community Center – Phase 2 <br /> <br />REIMBURSABLE EXPENSES: <br />Reimbursable expenses shall be actual out–of–pocket expenses incurred by the Architect in the interest of the project <br />that include, but are not limited to, expenses for plotting, blueprinting, laser prints, photocopies, faxes, postage, <br />EXCLUDING MILEAGE. Reimbursable Expenses shall be billed to the Owner at a cost of the actual expense, plus a <br />multiple of one point one five (1.15) times the expense. REIMBURSABLE EXPENSES SHALL BE PRE-APPROVED BY <br />OWNER PRIOR TO THE INCURRED EXPENSE. <br /> <br />FILING FEES: <br />Construction Design release and all other necessary permits and submittal fees required by governing entities shall <br />be the responsibility of the Owner as a direct expense during the time of filing. <br /> <br />SUPPLEMENTAL OR ADDITIONAL SERVICES: <br />Services which are not included in this proposal shall be provided if authorized or confirmed in writing by the Owner. <br />Additional services will be billed at our standard hourly rates as indicated in “Schedule C” of this proposal, and may <br />include the following: <br /> <br />• Prepare measured scale drawings of existing conditions. <br />• Making revisions in Drawings, Specifications, or other documents when such revisions are: <br />i. inconsistent with approvals or instructions previously given by the Owner, including revisions made necessary <br />by adjustments in the Owner’s program or Project budget. <br />ii. required by the enactment or revision of codes, laws, or regulations after the preparation of such documents. <br />iii. due to changes required because of the Owner’s failure to render decisions in a timely m anner. <br />• Providing services made necessary by the default of the Contractor, by major deficiencies in the work of the <br />Contractor or by failure of performance of either the Owner or Contractor under the Contract for Construction. <br />• Providing services in connection with a public hearing, arbitration proceeding or legal proceeding except where The <br />Architect is party thereto. <br />• Consultant fees for services not included in outlined scope of work. <br />• Changes to design that are requested by the Owner after completion of Design Development phase. <br />• Preparations, submissions, and appearances for zoning, planning or any other board or agency. <br />• Services in connection with your request for code variances or concessions negotiated with regulatory agencies. <br />• Extensive on-site representation beyond basic services allowance of two (2) site visits per month. <br />• Concept Design options beyond the basic services allowance of three (3) schemes. <br />• Any additional services required for site constraints causing inadequate construction staging and access. <br />• Any sustainability certifications application fees such as LEED (Leadership in Energy and Environmental Design) or <br />WELL designations. <br />• Any sustainability commissioning fees. <br />• Professional Renderings, animations, and professional physical models. <br />• Additional services for design in special regulated areas such as wetlands, flood control zones, or well head <br />protection areas. <br />
