PHIPPS: So you're willing to comply with the Plan Commissions recommendations that the access to <br /> Belmont be completely closed and landscaped? <br /> MR. WINDT: Absolutely. Yes. <br /> MR. PHIPPS: Did you say how long the lease was? <br /> MR. WINDT: It'll be for a year if we're approved for the Special Exception use. Then after the lease of the <br /> year is up I'll purchase the property if the business is going well. <br /> MR. PHIPPS: Seems like an awful lot of expense if you're only guarantee one years use of the building. <br /> Kind of hard to believe that you're going to put this much money into something if you don't have a better <br /> guarantee than that. <br /> MR. DANIEL MILLER: I live at 5210 Clover Trail in Granger, Indiana. As far as the money that's going <br /> to go into the building and the work that's going to take place,the place won't open until it's the way we <br /> want to present it. Whether it's approved at the next meeting by the Common Council or what not we plan <br /> on taking everything down...I'm surprised there are code violations as it is. But the place is dilapidated and <br /> it needs, it's in desperate need of a facelift and the way it's positioned by the exits and entrances from Eddy <br /> Street to Mishawaka Avenue it should be doing to represent the community. But as far as the work, it's <br /> going to be a different place before we even put an open sign on it. <br /> MR. FEDDER: I guess his question is is that if I was the landlord and I gave you a one year lease and you <br /> are so successful my contemplation is your next year rental is going to go up or the sale price would go up. <br /> MR. MILLER: We don't absolutely have to, the lease is optional. I paean we're dedicated to a year but if <br /> we decide to buy it sooner, we can do so. There's stipulation in it. We're hoping for it. But we don't want to <br /> bite off more than we can chew and commit to the property if it's not going to work or at this point if it's <br /> even going to be approved. <br /> MR. HAWLEY: Would you have an already agreed upon sales price? <br /> MR. MILLER: Yes we do. <br /> MR. FEDDER: That's contingent upon...? <br /> MR. MILLER: That's whenever I decide to buy it. <br /> MR. FEDDER: And that's contingent upon what the Common Council eventually decides? <br /> 37 <br />
