Areq Board of Zoning Appeals—December 5, 2012 <br /> SOUTH BEND HERITAGE <br /> The petition of South Bend Heritage seeking a Special Exception to allow a single family home in a"MFV <br /> district, on property located at 819 Oak Street, Portage Township. Zoned"MIFF'. <br /> MS. ANN MANNIX: I live at 724 W. Washington Street, South Bend. This is a petition,there is a house <br /> 819 Oak Street. It's been vacant since 2000. It's currently zoned"MF I". I've applied for funding along <br /> with South Bend Heritage to tear the house and build a new single family home on the site. And we need a <br /> Special Exception use because the district it's in is "MF1". <br /> MR. URBANSKI: Thank you. Area Plan? <br /> MS.NAYDER: I was just going to point out that Lincoln Park plan was actually just approved by the <br /> Council and the Area Plan Commission in the past couple of months so that may not be something you're <br /> familiar with as a Board and they're working on that area and this site specifically mentioned as being single <br /> family. They're kind of trying to make single family housing more prevalent in that area and this also was <br /> the, it was listed as poor condition when they did site survey of the houses in the area. <br /> MR. PHIPPS: Christa, is a lot of that area zoned multi family? <br /> MS.NAYDER: It is. There's an odd strip that kind of comes down from Lincolnway that is multi family. It <br /> doesn't look like from site visits that, I mean a lot of it is vacant and it doesn't appear that there's large multi <br /> family_structures, there may be some duplexes or something out there but a lot of them also look like they're <br /> single family homes. I think this was a single family home prior to it being vacant. <br /> MS. MANNIX: Probably, I don't know. One person wanted to do a duplex. <br /> MR. URBANSKI: Is this going to be a rental property or are you going to sell it? <br /> MS. MANNIX: It's a rental property. <br /> IN FAVOR <br /> MR. CHRIS DRESSELL: City of South Bend Department of Community Investment,with offices on the <br /> 14th floor of this building. I just wanted to be here and support this petition as it as staff noted consistent <br /> with the Lincoln Park neighborhood revitalization plan and plan among many other things does support <br /> opportunities for increase housing opportunities and improvement to the neighborhood in general. Thank <br /> you. <br /> REMONSTRANCE <br /> There was no one present to speak in remonstrance of this petition. <br /> 28 <br />
