To whom it may concern: <br /> My name is Gabriel Windt,I have been a respected professional tattoo artist for 10 years. I <br /> have an extensive background in graphic design and fine art. I am requesting a special exception for <br /> zoning of a tattoo and body piercing studio located at 1107 Mishawaka Ave. South Bend, IN 46615. <br /> This property is currently zoned for local business in Portage Township. The reason I am requesting <br /> this special exception is because I would like to start my own business. The business will be a <br /> beautiful and modem tattoo studio that will be unlike anything else. <br /> My focus is to create a very professional artistic environment that is more than just any other <br /> tattoo studio. I will be creating an art gallery that will support local artist and give them the ability to <br /> have more exposure for their work as well as the ability to sell their work and have featured exhibits. I <br /> will also have retail space where I will sell my brand name clothing line and other various merchandise. <br /> I will also be hosting creative art instruction workshops to the community. <br /> Currently the property in question is greatly in need of renovations,which I plan to start <br /> immediately if I am approved for zoning. The renovations alone will not only beautify the property <br /> itself but will also benefit the surrounding property owners by cleaning up a portion of the <br /> neighborhood. This could help bring some life back to the surrounding area and also bring some more <br /> attention to the other small businesses located in the surrounding area. <br /> Another focus of mine is to be able to be more involved with the community. I participate in <br /> South Bends"Art Beat"as well as"Arts Cafe". I have been commissioned for my artwork by <br /> respected small businesses in the area such as Comdance Tavern,Hana Yori restaurant, and also by the <br /> university of Notre Dame.
