Jefferson Blvd., Suite 1200 <br />South Bend, IN 46601 <br />Re: Former Wells Fargo Plaza, South Bend, IN <br />Services for Conceptual Design <br />Dear Jitin: <br />This letter is a follow -up to our recent discussion concerning fees for a conceptual plaza design <br />for the city of South Bend. <br />PROJECT DESCRIPTION <br />The project is located at West Jefferson Boulevard and South Michigan Street in South Bend, IN. <br />It is anticipated that this approximately 10,000 sf outdoor plaza will provide the following: <br />• Active space with moveable furniture for live entertainment and public events. <br />• A combination of hardscape and landscape features. <br />• Potential for an outdoor kiosk or seasonal vendor. <br />• Incorporation of a precast Studebaker "S" historic marker. <br />• Potential private restaurant seating. <br />SCOPE OF SERVICES FOR CONCEPT DESIGN PACKAGE <br />We expect that this concept package will be used for pricing purposes and as a basis for the <br />development of construction documents by the architect of record. We anticipate that we will <br />conduct one design charrette meeting with the City of South Bend (the Client), the developer, <br />and the architect of record to finalize the program and client goals. Revisions resulting from the <br />Client's pricing and value engineering efforts after delivery of the conceptual design package <br />will be addressed as an additional service. <br />The Concept Design Package will include the following: <br />1. Site plan indicating dimensions and materials. <br />2. Typical enlarged aesthetic design details as necessary. <br />Page 1 of 2 <br />
