VELDMAN #11:.7-87 r- <br /> Approx. 460 feet west of the southwest • <br /> corner of the intersection of Mayflower <br /> and Sample Streets • <br /> City of South Bend • <br /> • <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "B-1" Residential , "A" Height and Area to "D" <br /> Light Industrial , "A" Height and Area for the <br /> - construction of mini-warehouse storage and retail <br /> center. <br /> • <br /> EXISTING LAND USE: The property is currently vacant. <br /> SURROUNDING LAND USE AND ZONING: Located to the north, across Grant Road, are <br /> single-family homes zoned "R" Residential ; to the <br /> east is Bob's Furniture Appliances and Video zoned <br /> "C" Commercial ; to the south is a mobile home park <br /> zoned "B-I" Residential and to the west is vacant <br /> land also zoned "B-1" Residential . <br /> ACCESS: Access to the site is proposed to be from Grant <br /> Road. <br /> • <br /> DRAINAGE; The drainage has not been addressed by the <br /> petitioner. <br /> • <br /> DATA: The total site to be rezoned is 185,698.8 square <br /> feet. Of that, the buildings will occupy 43,500 <br /> square feet, or 23% of the site; the parking and <br /> drives will occupy 92,550 square feet , or 50% of <br /> the site, and 49,648 square feet or 27% of the <br /> site will remain as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "City water , and sanitary sewers are available. <br /> Drywells or retention pond will be necessary to <br /> retain storm water on site. " <br />
