Navarre Street <br /> City of South Bend <br /> • <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "B" Residential , "A" Height and Area to "C" <br /> Commercial , "F" Height and Area to allow the <br /> construction of a building for arts and crafts <br /> with two offices, a layout room and shipping. <br /> EXISTING LAND USE: "Th-e property is currently vacant. <br /> SURROUNDING LAND USE AND ZONING: Located to the north across Navarre Street are <br /> single-family houses zoned "B" Residential ; to the <br /> east is a single-family house zoned "B" <br /> Residential; to the south and west are parking <br /> lots also zoned "B" Residential . <br /> ACCESS: Access to the site is proposed to be from Navarre <br /> Street. <br /> DRAINAGE; The drainage has not been addressed by the <br /> petitioners. <br /> DATA: The total site to be rezoned is 8,506 square feet. <br /> Of that, the buildings will occupy 4,096 square <br /> feet, or 48% of the site; the parking and drives <br /> will occupy 2,470 square feet, or 297 of the site, <br /> and 1 ,940 square feet or 23% of the site will <br /> remain as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> "City water, and sanitary sewers are available to <br /> site; drywells will be necessary to retain storm <br /> water on site at a rate of 30 gal . per 100 sq. ft. <br /> of roof and paved areas.
