Ireland Road <br /> City of South bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential , "A" Height and Area to "C" - <br /> Commercial , "E" Height and Area for a facility to <br /> service automobiles for oil and lubrication, to <br /> wash cars automatically and to retail self-service <br /> gasoline. <br /> EXISTING LAND USE: The property is currently vacant. <br /> SURROUNDING LAND USE AND ZONING: • Located to the north are single-family homes zoned <br /> "A" Residential , to the east is the Wheel Works <br /> Restaurant zoned "C" Commercial , to the south is <br /> Scottsdale mall zoned "C-2" Commercial , and to the <br /> west is the Broadmoor Shopping Center zoned "A" <br /> Residential and "C" Commercial. <br /> ACCESS: Access to the site will be from Ireland Road. <br /> DRAINAGE: The drainage has been addressed by the petitioner. <br /> DATA: The total site to be rezoned is 28,285 square <br /> feet. Of that, the buildings will occupy 5,019 <br /> square feet, or 18% of the site; the parking and <br /> drives will occupy 21 ,656 square feet, or 767. of <br /> the site, and 1 ,610 square feet or 67. of the site <br /> will remain as open space. <br /> SITE PLAN: The site plan is preliminary, but does meet final <br /> site plan standards. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> 1. City water and sewers are available to <br /> the site. <br /> 2. City storm sewer is available to the <br /> site. <br /> 3. Sewer line under building must be to City <br /> codes. <br /> The City Building Commissioner made the <br /> following comments. <br /> • <br /> 1 . The planned use in this petition is <br /> allowable in "C" Commercial districts. <br />
