Main Street <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "C" Commercial , "D" Height and Area to "C" <br /> Commercial , "D" Height and Area for all retail , • <br /> offices, business and professional , places of <br /> assembly including but not limited to the <br /> following: political and civic gatherings, <br /> weddings, Bar Mitzvah, various reception uses as <br /> well as an amusement and exhibit hall; also as a <br /> potential hardware store and floor covering sales' <br /> room. <br /> EXISTING LAND USE: There is presently a vacant commercial building <br /> and a-paved parking lot on the site <br /> SURROUNDING LAND USE AND ZONING: Located to the north are single-family homes and <br /> Fabricated Steel Products, Inc. , zoned "E" Heavy <br /> Industrial and Culligan Water Service zoned "D" <br /> Light Industrial; to the east is Sibley Machine & <br /> Foundry, a bank parking lot and I & M sub. station <br /> zoned "D" Light Industrial; to the south is a <br /> waterbed company zoned "E" Heavy Industrial and to <br /> the west is Modern Warehousing, Inc. zoned "E" <br /> Heavy Industrial . <br /> ACCESS: Access to the site will be from both Ewing Street <br /> and Main Street. <br /> DRAINAGE: The drainage has been addressed by the petitioner. <br /> DATA: The total site to be rezoned is 108,178 square <br /> feet. Of that, the buildings wil occupy 14,803 <br /> square feet, or 13.68% of the site; the parking <br /> and drives will occupy 80,671 square feet, or <br /> 74,58% of the site, and 12,704 square feet or <br /> 11.747. of the site will remain as open space. <br /> SITE PLAN: The site plan is preliminary, but does meet final <br /> site plan standards. <br /> AGENCY COMMENTS: The City Engineer made the following comments <br /> 1. City water and sewers are available to <br /> site. <br /> 2. Existing site drainage and ingress-egress <br /> for traffic was built to city <br /> requirements. <br />
