GIBNEY <br />EXECUTIVE DIRECTOR <br />TAX ABATEMENT REPORT <br />TO: SOUTH BEND COMMON COUNCIL <br />FROM: BOB MATHIA <br />SUBJECT: REAL PROPERTY TAX ABATEMENT PETITION FOR: <br />HERAEUS KULZER, INC. <br />DATE: March 20, 2008 <br />On March 19, 2008, a petition for real property tax abatement consideration for property located at <br />4315 South Lafayette Blvd. was filed with the City Clerk by Heraeus Kulzer, Incorporated. Pursuant <br />to Chapter 2, Article 6, Section 2-82 of the Municipal Code of the City of South Bend, this petition <br />was referred to the Department of Community and Economic Development for purposes of <br />investigation and preparation of a report determining whether the area qualifies as an Economic <br />Revitalization Area pursuant to I.C.6-1.1-12.1 and whether all zoning requirements have been met. <br />The Department of Community and Economic Development has reviewed the petition, investigated <br />the area, and makes the following report. <br />PROJECT SUMMARY <br />Heraeus Kulzer, Inc. is proposing to renovate a 25,000 square foot existing building in order to <br />combine their managerial/administrative staff with their manufacturing facility that is already on the <br />site. The building is the eastern most of three connected buildings and fronts on South Lafayette <br />Boulevard. This move will improve the efficiency of both operations. The company manufactures <br />and distributes dental consumable products on the site. The estimated cost of the project is <br />$1,800,000. The manufacturing facility has been at this location since 1989 and under current <br />ownership since 1995. The previous owner was Bayer. <br />The company has just begun collecting information on potential suppliers and contractors for the <br />project. For this reason they were unable to answer the questions related to suppliers of construction <br />materials and construction contractors.
