AND MARY LOUISE NEWMAN #1084-87 June 3, 1987 <br /> West side of the 200 block of <br /> South Logan Street <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential, "A" Height and Area to "C" <br /> Commercial, "A" Height and Area to establish an <br /> automatic car wash facility. <br /> EXISTING LAND USE: The property is currently vacant land. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a Famous Recipe <br /> establishment zoned "C" Commercial, to the east is <br /> a single-family home and the old Newman Pharmacy <br /> building zoned "C-1" Commercial in the City of <br /> Mishawaka, to the south is a 7-11 Store zoned "C" <br /> Commercial, and to the west are single-family <br /> homes zoned "A" Residential. <br /> ACCESS: Access to the site will be from Logan Street. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioners. <br /> DATA: The total site to be rezoned is 16,760 square <br /> feet. Of that, the buildings will occupy 2,461 <br /> square feet, or 14.70% of the site; the parking <br /> and drives will occupy 14,299 square feet, or <br /> 85.30% of the site, and no land will remain as <br /> open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> 1. City water, sanitary sewer and City <br /> retention pond are available to the <br /> site. <br /> 2. Ingress/egress needs extremely wide <br /> approach in order to get the required <br /> parking spaces. <br /> 3. Entire frontage must be coordinated with <br /> Logan Street widening project. <br /> The City Building Commissioner made the <br /> following comments : <br />
