STAFF REPORT <br /> JOHN AND ROBIN KEALY ANB <br /> GtoOd ' Il `Aittg HALEY #1203-88 October`7; iq1 8 <br /> 1.524 South Bend Avenue <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential , "A" Height and Area to "Cu <br /> Commercial , "C" Height and Area to allow the <br /> construction of a Commercial Office Building. <br /> EXIST Nt,,,tAND USE: The;property contains asingle-Easily dwelling. <br /> SURROUge N .LAND USE AND ZONING: Located to the northwest across South Bend Avenue <br /> is King 's Cellar Liquors and Linebacker Lounge <br /> zoned "C" Commercial; to the northeast is Kentucky <br /> Fried Chicken zoned "C" Commercial and "A" <br /> Residential ; to the southeast and southwest are <br /> single-family homes zoned "A" Residential . <br /> ACCESS Access to the site is from South Bend Avenue. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioners. <br /> DATA: The total site to be rezoned is 23,550 square <br /> feet. Of that, the buildings will occupy 4,851 <br /> square feet, or 21%, of the site; the parking and <br /> drives will occupy 8,054 square feet , or 34% of <br /> the site, and 10,645 square feet or 45'%, of the <br /> site will remain as open space. <br /> SITE PLN: The site plan is preliminary. <br /> AGENCY OMP11_ikl ` The City Engineer made the -following comments: <br /> (1) City water and sanitary sewers are available <br /> Ti to the site (2) Storm water must be retained on <br /> r,- site with drywells at a capacity storage rate of <br /> r�`�, 30 gallons per . 100 square feet of roof and paved <br /> i .� a .: areas.
