STAFF REPORT <br /> ST. JOSEPH'S MEDICAL CENTER #1195-88 September 9, 1988 <br /> East side of Bendix Drive between <br /> Hartzer Street and Bonds Avenue <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential , "A" Height and Area to "B" <br /> Residential , "A" Height and Area to allow <br /> additional future parking for public or private <br /> clinics and principal offices of physicians or <br /> dentists. <br /> EXISTING LAND USE: The property is currently vacant. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a bank zoned "C-1" <br /> Commercial; to the east is a single-family home <br /> zoned "A" Residential ; to the south is vacant land <br /> zoned "A" Residential ; to the west is St. Joseph <br /> Medical Center zoned "B" Residential . <br /> ACCESS: Access to the site is from Bonds Avenue on the <br /> north , and an alley off Hartzer Street to the <br /> south. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioners. <br /> DATA: The total site to be rezoned is 6,770 square feet. <br /> Of that , the parking and drives will occupy 4,060 <br /> square feet, or 607. of the site, and 2,710 square <br /> feet or 40% of the site will remain as open space. <br /> SITE PLAN: The site plan meets the requirements of a final <br /> site plan. <br /> AGENCY COMMENTS: The City Engineer noted that the site plan <br /> conforms to City Engineering Department <br /> requirements. <br />
