Michigan Street <br /> City of South Bend <br /> - . ..REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "C" Commercial , "F" Height and Area to "D" Light <br /> Industrial , "F" Height and Area for the <br /> construction of a warehouse. <br /> EXISTING LAND USE: The property presently contains a warehouse. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a parking lot and Bendix <br /> Local *9 facility zoned "C" Commercial , to the <br /> east is Cutting Tools Inc. , zoned "E" Heavy <br /> Industrial , to the south is a parking lot and <br /> Greek Orthodox Parish zoned "C" Commercial and to <br /> the west several. small businesses zoned "C" <br /> Commercial. <br /> ACCESS: Access to the site will be from an alley located , <br /> • <br /> along the east side of the site. <br /> • <br /> DRAINAGE: The drainage has been addressed by the petitioner. <br /> ' DATA: _ The total site to be rezoned is 5,445 square feet. • <br /> Of that, the buildings will occupy 1 ,320 square <br /> feet, or 24.247. of the site; the parking and <br /> drives will occupy 3,925 square feet, or 72.09% of <br /> the site, and 200 square feet or 3.67% of the site <br /> will remain as open space. . . <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comments: <br /> 1. City water and sanitary sewer are <br /> available to site. <br /> 2. Drywells will be necessary to retain <br /> storm water at a capacity of 30 gallon per <br /> 100 square feet for all impervious surfaces <br /> (roof & paving) . <br /> The city Building Commissioner made the <br /> following comments: <br /> 1. Construction plans and specifications <br /> must be submitted and approved by the Indiana <br /> Department of Fire Prevention and Building <br /> Safety prior to issuance of any local <br /> building permits. <br />
