Wayne St. <br />South Bend, IN 46615 <br />East Wayne Historic District <br />Proposed <br />1. The owner proposes to install a garage door opener and may have to replace <br />the original garage doors because of their weight. <br />2. The owner proposes to replace a side front privet hedge with an evergreen <br />(columnar yew) hedge. The owner also proposes to remove the rear hedge <br />of the formal garden area and the remaining plantings to join the side <br />and back yard areas. <br />Standards <br />B. Building Site and Landscaping <br />1) Required <br />Major landscaping item, trees. fencing, walkways, which <br />reflect the property's history and development shall be retained. <br />3) Prohibited <br />No changes should be made to the appearance of the site by <br />removing major landscaping items, trees, fencing, walkways, <br />outbuildings, and other items before evaluating their importance <br />to the property's history and development. <br />Recommendation <br />1. Staff recommends approval of the owners request to replace the garage <br />doors with an appropriately designed new door. <br />2. The landscape consultant's report indicates that the formal garden appears <br />to be professionally designed and could be an attractive element with some <br />maintenance. Of particular note is the low barberry hedge plantings that <br />define the garden areas. The privet hedge, particularly in the front, has <br />grown leggy and is particularly stressed by the lack of rain and maintenance. <br />Staff recommends that the owner be allowed to replace the front hedge with <br />an evergreen one and to remove the rear hedge. Staff further recommends that <br />the owner reconsider the removal of the barberry defined garden elements,since <br />if maintained,the formal garden setting would be an attractive unique element <br />of the yard. <br />LJN: of 2- <br />
