Washington <br />South Bend, It's! 46601 <br />Local Landmark <br />PROPOSAL <br />The owner proposes to construct a 1 car garage and small <br />storage area, 14'x24'x12' at the peak, placing it on a <br />concrete slab of similar dimensions with a 13 foot apron <br />driveway from the alley to garage. The pitch and overhang <br />will be similar to that of the house. The garage will have <br />redwood clapboard siding with 4 1/2 inch spacing that <br />matches the siding and spacing on the rear wood addition of <br />the house. The siding will be stained to match the color of <br />the rear addition. Roofing material will be 3-in-1 gray <br />asphalt shingles. Openings will include a steel service <br />door with simple decorative moulding and small window on the <br />northern edge of the west side, a S'x 7' steel overhang <br />garage door, and three stationary multi -light windows that <br />match those on the house, one each located on the east, <br />west, and north. <br />The owner also requests that a support letter would be <br />written to the Board of Zoning Appeals to assist in <br />obtaining a Variance in the placement of the garage to be S <br />feet from the property line. <br />STANDARDS <br />B. Treatment <br />A treatment change . . . to the landmark or its environment <br />may [not] . . . significantly alter the appearance of the <br />landmark . . . [and] . . . the Commission should review the <br />proposed treatment for character and style consistency . . <br />and [the treatment] should be added in a manner that does <br />not disrupt the visual unity of the site. <br />RECOMMENDAT I ON <br />Even though garage structures did not exist at the time that <br />the original house was constructed, the scale of the garage <br />and placement to the corner of the site is appropriate for <br />
