Suite 100 <br />South Bend, Indiana 46601 <br />RE : Special Exception Request to Allow a Trailer <br />to be used as a Temporary Sales Office <br />Crescent Oaks, Section One (Proposed) <br />(as shown on the attached Exhibit "A") <br />Petitioner: <br />Tampico Developments, L.L.C. <br />828 East Jefferson Boulevard <br />South Bend, IN 46617 <br />Phone: (574) 234-7373 <br />Members of the Board: <br />We are requesting a special exception to allow a temporary sales <br />office to be located within a trailer placed upon proposed Lot 2 within <br />the proposed Crescent Oaks, Section One subdivision. See attached <br />Exhibit "A". <br />The reason for requesting this special exception is to allow for a trailer to <br />be used as a sales office until a model home is constructed upon <br />proposed Lot 1 within the development. It is estimated that the trailer <br />will function as the sales office for four to six months, which is <br />approximately when a model home on proposed Lot 1 will begin to be <br />used for this purpose. . <br />Per Section 21-02.11.(b).(2).(B) of the City Zoning Ordinance, a <br />freestanding sales office is only permitted as a special exception <br />temporary use. The sales office shall comply with development <br />standards (A) and (E) for temporary construction trailers or sales offices <br />as listed under Section 21-02.11.(b).(5) of the Zoning Ordinance. These <br />standards require the installation of under-skirting around the entire <br />perimeter of the trailer and that the trailer will only serve as a sales <br />office for the proposed lots within Crescent Oaks. However, per <br />development standard (B) under Section 21.02.11.(b).(5), the trailer is to <br />be located on an approved lof as shown on the primary plat. The <br />primary plat and overall layout for this development has been modified <br />since it was originally approved. Therefore, we are proposing to locate <br />the trailer within proposed Lot 2 of the modified subdivision layout. <br />
