-- ' ' - <br /> • <br /> • <br /> STAFF REPORT <br /> JAMISON INN PARTNERSHIP #115 _98 February 5, 1988 <br /> 1404-1420 North Ivy <br /> City of South Bend <br /> PEOUESTED ACTION: The petitioners are requesting a zone change from <br /> "A" Residential , "A"Height and Area to "Ca <br /> Commercial , "E" Height and Area for the <br /> construction of approximately 30-35 long-term <br /> rental units. <br /> EXISTING LAND USE: The property contains a vacant single-family home. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is a single-family home zoned <br /> "A" Residential ; to the east is part of Turtle <br /> Creek apartment complex zoned "B" Residential ; to <br /> the south is a small shopping center zoned "C-1" <br /> Commercial ; to the west is the present Jamison Ir,n <br /> zoned "C" Commercial and single-family homes in <br /> the County zoned "R" Residential . <br /> ACCESS: Access to the site is proposed to be across the <br /> existing Jamison Inn development. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 1 .5 acres. Of <br /> --- that, the buildings will occupy 16,000 square <br /> feet , or 24'L of the site; the parking and drives <br /> will occupy 18, 145 square feet , or 29% of the <br /> site, and 31 ,819 square feet or 487. of the site <br /> rwi l l remain as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the iollowi;;g comments: <br /> (11 Sanitary sewer must be relocated per city <br /> standards "after"present relocated sewer and <br /> easements are accepted by the City of South Bend. <br /> (2) City water is available. (3) Storm water <br /> must be retained on site with drywells. The <br /> overflow from the property is the responsibility <br /> of the property owner. <br />
