Lafayette, Apt. 2 • <br /> South Bend, Indiana 46601 <br /> RE: Hurwich Farms <br /> Rezoning Petition <br /> Dear Mr. Voorde: <br /> It now appears that we will be bringing our rezoning petition on the Hurwich <br /> property before the Common Council on January 25th. At this point, I <br /> believe I have met individually with each one of you to discuss in detail <br /> the merits of the project. South Bend is in a unique position to build upon <br /> the efforts of our Industrial Foundation and Project Future in the continued <br /> development of the northwest part of the community along the Cleveland <br /> corridor. The city has already expended the dollars for road improvements, <br /> sewer and water, and fire protection. The Cleveland corridor and this site <br /> represents a logical growth of the city's boundaries and the need to <br /> increase our tax base for future growth. <br /> Aside from the tax revenue issue, this project represents a substantial <br /> employment and wage scenario both during and after construction. South Bend <br /> has lost a significant amount of multi-family development to Mishawaka and <br /> the northeast area over the last ten years (see Exhibit D - Footnote 3). <br /> The demand for such development has been created by the employment growth of <br /> the area, the interstate connective road system and the availability of <br /> services. We cannot afford to let those assets go undeveloped as they <br /> create the basis for good, planned growth. <br /> The property in question has been in the Hurwich family for 45 years. A <br /> family, I might add, that has been an employer to the City of South Bend <br /> residents for as many years. They are concerned that their property be <br /> developed in a manner that will make the family 'name proud. As their <br /> representative, as a life long citizen, and as a person who intends to stay <br /> Residential Brokerage•Commercial/Investment Real Estate •Property Management •Development ML.S <br />
