• <br /> • <br /> STAFF REPORT <br /> RICHARD AND MARGARET LUDWICK #1165-88 June 10, 1988 <br /> 641 Sancome Avenue <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change from <br /> "B" Residential , "A" and "E" Height and Area to <br /> "D" Light Industrial , "E" Height and Area to allow <br /> the construction of an addition to Ludwick. <br /> Graphics. <br /> EXISTING LAND USE: The property currently contains a storage <br /> building. <br /> SURROUNDING LAND USE AND ZONING: Located to the north is the present Ludwick <br /> Graphics building zoned "D" Light Industrial ; to <br /> the east, across Sancome Avenue, is a single- <br /> family home zoned "B" Residential ; to the south <br /> are two single-family homes zoned "B" Residential , <br /> to the west , across Wilber St. , is a storage <br /> building for Verkler Contractors, zoned 'D" Light <br /> industrial . <br /> ACCESS: Access to the site is from the existing Ludwick <br /> Graphics Building. <br /> DRAINAGE: The drainage has not been addressed by the <br /> petitioner . <br /> DATA: The site to be rezoned is approximately 3,500 <br /> square feet and is part of the total site which <br /> is 31 ,363 square feet. Of that, the buildings <br /> will occupy 13, 197 square feet, or 427. of the <br /> site; the parking and drives will occupy 9, 148 <br /> square feet , or 29% of the site, and 9,018 square <br /> feet or 29% of the site will remain as open space. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer made the following comment: <br /> "City sanitary-storm and City water are available <br /> to site.
