r ' <br /> r <br /> r r <br /> s f t <br /> STAFF REPORT March 13, 1989 <br /> Michiana Community Hospital 1236-89 <br /> 306, 318 and 332 Tuxedo Drive <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential, "A" Height and Area to <br /> "B" Residential, "A" Height and Area to allow <br /> expansion of an existing parking lot by 62 <br /> spaces. <br /> EXISTING LAND USE: The property contains three single-family <br /> homes. <br /> SURROUNDING LAND USE AND ZONING: Located to the north, across Marshall Street , <br /> is a single-family home zoned "R" Residential; <br /> to the east is a parking lot zoned "B" <br /> Residential and "A" Residential; to the south, <br /> across Jefferson Blvd., is a church zoned "A" <br /> Residential; and to the west, across Tuxedo <br /> Drive, are single-family homes zoned "A" <br /> Residential. <br /> ACCESS: Access to the site is proposed from the <br /> existing parking lot to the east <br /> WATER SOURCE/SEWAGE DISPOSAL: No water or sewage disposal facilities will be <br /> necessary. <br /> DRAINAGE: The on site drainage will be detained by use <br /> of drywells. <br /> DATA: The total site to be rezoned is 35,196 square <br /> feet. Of that, the parking and drives will <br /> occupy 21 ,388 square feet, or 61% of the site, <br /> and 13,808 square feet or 39% of the site will <br /> remain as open space. <br /> WETLANDS/FLOOD HAZARD: A check of the Agency's maps indicates that no <br /> wetlands or flood hazard areas are present. <br /> SITE PLAN: The site plan meets the requirements of a <br /> final site plan. <br /> AGENCY COMMENTS: The County Engineer noted that public <br /> improvements that are adjoining proposed . <br /> parking lots must be to City standards. <br />
