R , <br /> • <br /> • <br /> STAFF REPORT April 10, 1989 <br /> Garden Homes by E.L. , Inc. 1244-89 <br /> Location: on the south side <br /> of Wilson St . approximately <br /> 83 feet east of Ironwood <br /> Drive <br /> City of South Bend <br /> REQUESTED ACTION: The petitioners are requesting a zone change <br /> from "A" Residential and "B" Residential , "A" <br /> Height and Area to "A-1" Residential , "C" <br /> Height and Area to allow the construction of <br /> duplex condominiums <br /> EXISTING LAND USE: The property is currently vacant . <br /> SURROUNDING LAND USE AND ZONING: Located to the north across Wilson Street are <br /> single-family homes zoned "A" Residential ; to <br /> the east are single-family homes zoned "A" <br /> Residential; to the south is vacant land and a <br /> parking lot zoned "B" Residential ; and to the <br /> west are single-family homes zoned "A" <br /> Residential . <br /> ACCESS: Access to the site is proposed from Wilson <br /> Street . <br /> WATER SOURCE/SEWAGE DISPOSAL: City utilities are available to the site. <br /> DRAINAGE: The drainage has been addressed by the <br /> petitioner. <br /> DATA: The total site to be rezoned is 2.02 acres. <br /> Of that , the buildings will occupy 23,040 <br /> square feet, or 26 percent of the site; the <br /> parking and drives will occupy 19,096 square <br /> feet , or 22 percent of the site; and 45,855 <br /> square feet or 52 percent of the site will <br /> remain as open space. <br /> WETLANDS/FLOOD HAZARD: A check of the Agency's maps indicates that no <br /> wetlands or flood hazard areas are present. <br /> SITE PLAN: The site plan is preliminary. <br /> AGENCY COMMENTS: The City Engineer noted that City Ordinances <br /> require sidewalks along Wilson and concrete <br /> approaches per City Standards. <br />
