Martin, Clerk <br />Board of Public Works <br />FROM: Zach Hurst, Project Engineer <br /> <br />SUBJECT: Change Order No. 1 - Project No. 120-028 <br />Olive Street Station Roof Repairs <br />DATE: November 3, 2020 <br />Change Order no. 1 for the subject project brings the cumulative total of changes beyond the <br />state-mandated 20% threshold for added work. However, the entirety of the addition portion of <br />the change order represents unforeseen conditions, as follows: <br />• The substrate material below the existing tile roof is more complex than anticipated, <br />requiring more material and labor to remove and replace the timber blocking and place a <br />waterproofing sealant before resuming the tile replacement <br />• The internal copper gutter system is beyond repair and must be replaced in full. A <br />portion was assumed for replacement in the original contract, but as the Contractor <br />began to uncover the material and begin to work on it, he realized it was beyond its <br />useful life and the entire system must be replaced to keep the roof water-tight and help <br />to eliminate the mold problem in the building <br /> <br />
